TS137 - The Lifecycle Cost of Cladding: First Costs, Thermal Performance, Operation and Maintenance

This seminar presents the results of a comparative study of life cycle costs among a variety of common cladding systems. The first comparison is between EIFS, brick veneer, and cement fibre board for an archetype 6-storey wood frame residential building. The second comparison considers EIFS, brick veneer, architectural precast, and aluminum composite panel for an archetype 12-storey commercial building.  A key attribute of the study was that wall systems were designed to have equivalent whole wall R-values taking into account thermal bridging effects for today’s technologies and approaches.  By making every cladding system achieve the same level of energy efficiency and thermal performance, it was possible to fairly compare the capital, operating and maintenance costs across all of the cladding assemblies over a 50-year lifespan. Attendees will also gain a perspective on the impacts of expected building code updates and how these will impact cladding selection, as well as helpful insights into cladding maintenance considerations.
